Oceanside Inn in Daytona Beach Shores is one of the best condo-hotel resorts in the area. I wanted to write "affordable", but today there is no strict distinction, as you can find deals with similar prices in those, which were considered expensive just a few years ago, like The Plaza Resort & Spa.

Oceanside Inn Daytona Beach ShoresThe resort is a combination of pretty good physical shape, not the worst condo-owners association (which is a compliment), and one of the best rental management (which is not an exaggeration), and just the amenities that are needed but not a huge and unjustifiable burden on the owners.

But crisis affects people in bad and good condos, and it is especially obvious for condo-hotels, which are relatively inexpensive investment properties, and which are the first to let go, when the owners are in trouble.

Not an exception, the resort has its share of people who fell behind with their monthly Association fee. Association, as a matter of protecting themselves, cut the power (except for AC) to the units, which are far behind, so the owners can't keep renting but not paying the Association, and this simply forced some owners to lose any interest in their units.
I was surprised that when I called a few defaulting owners, whose units are in pre-foreclosure, they had no plan of action whatsoever.

Now some do, and this is the reason there are a few very good deals in this list. We are trying to short sell a few units, so that new owners start paying the dues, and the Sellers, would have a cleaner record for the brighter future (we all hope for).

Studios have kitchenettes, no stove, but under-counter fridge, microwave and coffee-maker. Maintenance fee is based on the size, so it varies from $289 to $390 per month.
Double units are two studios side-by-side with the interconnecting door, one with kitchenette, the other without a kitchenette, one slightly larger (wider). Rented either separately, or together. Maintenance fee ranges from $535 to $572.  


Triple unit is a combination of three adjoining units with the central unit having kitchenette and two side units with no kitchenette (usually they still have a small fridge). There is only one line of them in the building, the closest to the ocean on the north side, so there are only 8 triple units. Maintenance fee is about $807.

Considering that at time of sale by developer a studio was running at $69K more or less, triple units were selling for just under $200K and at their peak were selling for just under $300K.
Double units were at low to mid $100s from the developer, then peaked at $250K.
This gives you the idea of the prices, which in my opinion are incredible.
