You bet your sweet pumpkin it does! In my opinion it's more important than ever to be the local expert.
The age old tactics borrowed from the great Real Estate sales gurus like Tom Hopkins & Danielle Kennedy really do work. They are just that, WORK, and that's the word many new agents forget in this highly digital age. It takes good old fashioned, roll up your sleeves and "git er done" type of work to reap the rewards of this type of marketing.
Now don't get me wrong, I want as much SEO and Google hits to promote me as the best darn agent in Little Rhody, but the thrill of walking my Farm on an early Fourth of July morning and sticking 300 Old Glory's in every front yard is darn special. I'll tell you, it's certainly not lost on the neighborhood either. "Hey, here come the pumpkin guys." or "Where's my flag?" The compliments just roll in every time we make the effort.

So are you curious about the rewards, other than the warm and fuzzy feel good feeling about interacting with the people? I've tried to pay my mortgage with the feel goods...they're not buying it. So the real numbers after 4 years of dedicated farming; at least some kind of contact once a month in the form of mailings, give aways, walk and talk visits: We spend about $1000. a year on promotion materials and about 10 hours of time delivering. We have listed and sold 2.5 homes a year with and average take home commission of $6000 net, for each home; my associate and I split that for each. So we after expenses and time spent, we each net an estimated $5,000. a year. We are also licensed insurance agents...but that's another story.
The old fashion farming of a neighborhood is still a viable method for new and vetreran agents. Now more than ever it's important to take your message directly to the people. I've only been told to scram once and only one dog bite thus far. The neighbors who appreciate the effort the most ae the seniors. They see the value of that personal touch and hard work ethic. They also have all the time in the world to talk, but that's what makes being the Expert so darn enjoyable.
