Is Woodbridge VA Inventory Low or Are we Imagining it?

There is constant chatter among agents and buyers that the inventory for detached homes in Prince William County is at an “all time low.”

Though Woodbridge inventory for detached homes and townhouse is down from the 2008 and 2009 it isn’t at an “all time low” for this decade.

What makes the lower inventory harder for Prince William County buyers to take is that of the 218 detached home listing posted in the MRIS in January only 128 of those listings are for “regular” sales (not a short sale or foreclosure.) Townhouses are hit even harder with only 50 of the January listings carrying the regular sale tag.

For buyers who are hoping to get a home under contract by the April 30th deadline for the extended tax credit and settled by the June 30th the low inventory means moving quickly when new listings come on the market. But remember don’t make a hasty decision that you may later regret. Make sure you are writing your best offer and including the right contingencies designed to protect you.

This is the hardest thing for buyers to understand.  to me, it feels like 2005 all over again with the lack of inventory. The only major difference is, prices are lower and banks/foreclosure offerings do not allow buyers to use escalation clauses to secure a home. ( I hate escalation clauses, but in a pinch I will use them) Buyersca really have to be careful, not to just be buying any home that comes on the market because it is available. Ask yourself. Does it fit your needs? If it does jump with both feet into the bidding process.

Lenn-we can just always bet on at least one low ball offer in a group of 4 or 5.  After a while you just have to smile and say okay you obviously just don't get it.

Peggy-this market requires a different set of skills for agents in order to counsel buyers on the right way to present an offer.  It is a bit like Goldylocks and the Three Bears.  To low won't work and to high is wont' appraise.  However there are terms and conditions that are just right and will get them a new home if they are patient and listen to their buyer's agent.

We are seeing inventory shortages is several areas in Maryland. Buyers are shocked by the competition.

Hi Cindy, Here on Long Island, sellers are waiting for "spring" to get their homes listed. Spring sellig season is now since the deadline for the home buyer tax credit deadline is looming and will be here before you know it. We have a lot of short sales in the mix as well. Home prices are lower and some buyers are looking to "steal" homes. That is not going to happen.

That chart sort of mirrors our inventory in Sacramento. Sometimes buyers don't understand that the laws of supply and demand apply. They see falling prices and think they can lowball. Uh uh, not when there is no inventory.

Roy-the news still keeps saying its a "buyers market" without explaining what that really means and that it isn't universal.

Jackie-the stealing happened a year ago here.  Prices are up in some areas and inventory is low enough that it can make competition fierce.

Elizabeth-interesting you are also seeing lower inventory.  I'll be looking a Feb soon to see if the number has gone down more or whether we start to see the seasonal trend of more homes coming on the market.
