WHEN YOU CAN'T "REBLOG", HOW CAN YOU REFUTE STATEMENTS IN A POST???

WHAT??  NO REBLOG????  THWARTED! .. . . I was thwarted today when I read the AGENCY DISCLOSURE for Michigan.  The post below accusing agents and brokers of "THE BIG LIE", appears to be . . . . . shall we say. . . LESS THAN ACCURATE?????

Another Ann Arbor Real Estate Buyer Gets "The Big Lie" From a Local Agent

ActiveRain Member Jon Boyd states:

~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
"The big offices in our market don't allow buyer agency. They only offer dual/designated agency services."
~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

However, a copy of the MICHIGAN DISCLOSURE OF AGENCY RELATIONSHIPS posted in COMMENT #46 clearly permits Buyers Agency in addition to Dual Agency and Designated Agency.

Read Comment #46 by Missy Caulk for the law.

Statements are statements.

Opinions are opinions.

However.

THE LAW IS THE LAW!!

BTW, I'd reproduce it here, but I'm not a member of the MI Association and there is that copyright matter.

Lenn:  Oh yeah... that silly "copyright" thingie.  Doncha hate when that gets in the way... LOL.  I will have to check out the blog post and see what the fuss is all about.  I DO know ONE thing, though.  If it's enough to get YOU upset... it's got to be important enough to read.  Thanks for piquing my curiosity !

Lenn, thanks for the reminder that we need to double check what someone states as a fact.  I had a friend once that said "I believed everything I read until my Father wrote a book".  At first I thought that was kind of mean, but later understood exactly what he meant.  And that was prior to the internet.

I erased my comment from that guy's post. Not comfortable with his assertions.

You know Lenn, I read that post when it only had a few comments and was featured.  I didn't comment.  First because I have no idea of the law in that state and second it was one of those times I remembered what my mama taught me.  "If you don't have anything nice to say, don't say anything at all" and well I had nothing nice to day to someone trashing other real estate companies.

Sure I'm in competition with other companies in my market, and even from time to time have a run in with an individual agent that makes blood shoot out of my eyes, but I certainly would see NO good coming from trashing them in a public forum.

This scenario really shows how unreliable the web can be. If it took 46 comments before someone corrected the author, that tells me that a lot of previous readers agreed with misinformation -- and who knows how many consumers that included.

I practice Exclusive Buyer Agency, and never felt it was an 'us against them' type business model.  That's just me.  There are some fine agents that work with buyers and sellers.  I don't practice dual agency, and feel it's not representation at all.  What they do in Michigan I can't say -- not licensed there.  But I can't believe that no one represents buyers in practice there.  Only EBA's?!?  And that gives ME a bad name . . . as if I have the same divisive attitudes?!? . . . I DO NOT!

Lenn-  I checked out that post and all of the comments.  I also checked out his website, which had a lot of similar ring to it.  I can only say that I am glad that I don't live in his market area!

John, i commented and refuted as soon as I saw the post.

There are other local agents who to my knowledge are not on AR that also commented. Probably due to the fact that the Google Alert that came through.

In fact if you Google  Ann Arbor Realtors lie....it is number 1 page 1 on Google.

Ridiculous and inflaming to everyone in our local MLS.
