Good Leads vs Crap

By
Real Estate Broker/Owner with Killian Properties (Oklahoma & Texas)

I, like many others, have tried different "lead" programs and admit to not have much success with any of them so I didn't waste my time or money even listening to the pitches I was receiving almost daily until.....

.....until recently when I got a call that captured my attention and I listened to the entire spiel.  It sounded great (don't they all?) and it was different (aren't they all?) but they convinced me it was all that and a box of chocolates too.

My first clue should have been when I was quoted a price and then told the price would be cut drastically but ony if I made the decision to buy this fantastically different lead system right then that very minute.

I bit and paid the "drastically reduced set up fee" that wasn't so drastically reduced that I could justify cancelling the service before giving it a try for at least 6 months which, by the way, includes paying a monthly fee on top of the "set up fee".

I was excited when I immediately started getting "leads" with real email addresses, price ranges, areas of interest, and even sometimes a telephone number.  I spent lots of time setting up prospect searches on our MLS that would send these potential clients listings and updates to match the requested criteria.  I was getting lots of leads and thought it was great until.........I started getting all these notices about failed email delivery.  Not a single one of the 40 plus emails I've received has been legitimate.

I feel stupid.  I feel had.   But mostly I feel MAD!!

Do you have a proven lead system?  What are your secrets?  I promise I won't tell anyone else.  *wink*

Janie, I've found my best leads come from blogging!

Don't you just hate that?  There are so many scammers out there.  Anytime there is a monthly fee, I run--most of the time.

Call your credit card company and have the charge pulled off for non-perfromance.  You did not get what you contracted for.

Janie - MAD is good!   Wash your hands of them and then tell the world what a scam they are.  Name them, write another blog about them and your experience.  Save another Realtor the time money and aggravation!

Please don't feel stupid though because they are expert at what they do and prey upon so many.

Thanks for sharing this with us and heping to protect others too.

Glad you are mad and hopefully now you won't buy another of these insane services that only take your money -- so good, glad you are mad. Next time they offer you a "drastic" reduction to sign up now - say NO.

This lead service was offered through my website service which I've been very pleased with so I've contacted my website provider and I'll update after I hear back from them and if I don't get some sort of satisfactory response I'll consider publishing the name of this lead service in the near future.

They should be very afraid of bad blog publicity with so many fellow Realtors listening, right?  :)

I finally received a "form reponse" from my lead system and here's basically what the entire LONG response said:

"You are not paying for Leads. You are paying for Traffic".

That is NOT what I was lead to believe when I agreed to make the purchase.  I wrote back and said as much but have yet to hear from them so I'm going to post the name of this total waste of my money company so maybe I can prevent someone else from thinking they are buying a "lead system".

Traffic Plus

p.s.  I can post an ad on craigslist.org and get more traffic for free than this paid service has brought.  grrrrrrr......
