Lancaster Home Flip - chapter 2
Earlier, I described my passion for taking a property in need of updating and renovations and turning it into a modern, wonderful home. The current flip project we have been working on is coming along nicely. We are about 10 days to 2 weeks from being completely finished. This Lancaster Home Flip will then be placed on the market and will be listed by Cal Yoder - Your Lancaster, PA preferred realtor of Keller Williams Homes and Land Realty.
The kitchen needs to have some finishing touches on it. The cabinet doors need to be hung, the grout completed on the floor and backsplash. The backsplash also needs to have the installation completed. This picture to the right helps you see the progress, along with an idea of the finishing touches still to be completed, before this Lancaster Home Flip will be on the market. We also need to purchase and install a new gas stove, new dishwasher and an oven hood.
The bathroom on this flip is nearing completion, but much like the kitchen needs the finishing touches. The ceramic tile has been installed on the floor and ceramic tile shower surround has been completed. The grout also needs to be applied and a new pedestal sink and toilet need to be installed. It is quite exciting to see this Lancaster Home nearing completion
This week we hope to finish the painting, sand, stain, and polyurethane the wood floors. Doors will be installed and the trim work completed. The following week, the electrician will finish installing the light fixtures, outlets and outlet covers. I have been very fortunate to have great workers who are nearing this project to completion.
One such worker was a person I met during the early stages of this flip. My plumber had quoted me a cost of $400 to remove and dispose of the old furnace. Another worker told me he would remove and dispose of this for $200. One Saturday, when the second worker was supposed to come this Lancaster Home Flip project to begin the work, he did not show. I began cutting up the old furnace to make the job easier and a fellow meets me on the street. He asked me if I had any scrap material of which I needed to dispose. I said that I did. he came in and helped me finish the job. He took the furnace, the old stove and any metal I had. He was going to sell it for scrap and did the job for nothing. He also took the remaining oil and disposed of the oil tank. This was very helpful to me and I know he made some money from selling the scrap.
I am very excited about this Home Flip in Lancaster. I have even been contacted by a potential buyer. As this home at 128 N. Reservoir becomes available, I will be sure to let you know.
