Going...going...gone! Buying homes in Huntington Beach at the auction.

There are lots of ways to get rid of your old things but one of the most fun just might the online auction. These days you can buy anything you can possibly image through an auction. So many online auction sites allow for unprecidented sales of items previously thought to be totally intangible. Since the online auction sites allow for posting of auctions without prior approval, many times things even get put up just to be taken down soon after. Everything from prosthetic limbs to false positive pregnancy tests can be bid on, and people have even been known to sell their souls to the highest bidder.

But what about auctions for homes? Can you buy a condo in Huntington Beach from an auction? The answer used to primarially be no. For many years home auctions were prevalant in the mid-west but not on the west coast. Even up until recently, homes sold at auction were mainly sold as investments but not individually for a family. But the answer now, is yes you can. I think the better question is should you? There are a lot of factors to consider before you think about purchasing a home at an auction:

Pros

Potentially get a great deal
Homes sold at Auction are typically sought after by investors who aren't willing to pay market value.

Possibly get refinanced
If you're able to borrow enough cash from a friend or family member you may be able to re-finance through a lender.

Less Competition
Unlike buying a home on the MLS, no one else is going to submit a higher offer without your knowledge so you'll know right then and there if you got the home.

Cons

Gotta pay cash
You can't get financing for these properties up front so you need a briefcase full of cash or a cashier's check.

Current tenants
Some properties are auctioned off while still occupied and if you buy one of these, you become responsible for the eviction process.

As-Is
You don't have any recourse if you find out one of these properties isn't what you expected so make sure you do your homework.

Homes for sale at auction can certainly be more work and you take a bigger risk, but over all if you're looking for a great deal on homes for sale in Huntington Beach, an auction may be the way for you to go.

Ken,

You are so right. Auctions can be a source of some great buys if the risks are understood.

Steve,

It also seems like so much of the stress of home buying comes while waiting to hear back about an offer. love the idea of knowing immediately and not having to wait.
