I had a new client call today, this will be a for sale by owner deal. After checking things out, it seems the owner of the home had siding put on which is good except they decided to save on their utility bill. They had 4 of their windows, one greatroom, kitchen, one master bedroom and one spare room covered with siding. From the inside the window is there, from the outside it is not. I would think there my be issues with this from the point of a Lender's eye. Tell me your thoughts before I even get into this one. I have requested info from my appraiser but I do have concerns about it. Thanks for your input.

Never hide the windows, especially if you can still see them inside!

It may be a safety issue, but also definitely a cosmetic issue. I guess when the blinds are open, you just see the back of the siding? How bizzare!

I thought it was pretty bizzare too. I like to see out. I did not even think about the insurance issue. Insurance companies may not want to insure it. I did think of the safety hazard. How in the world would you get out if there were a fire or something?

WOW! I don't know what buyer would want to take on a project like this. Can they at least get bids to see the cost - it might be less than they expect. I've seen windows covered on the inside - like in a bathroom when somebody installs a shower surround, but never on the outside.

I have never heard or seen anything like this. I agree with Melissa, get an estimate to cure this situation. This sounds like a huge safety issue.

I sold a house where the seller had a new roof put on and covered over sky lights. They were visible from
the inside but you could see the back of the roof.

as a lender i would be looking to the appraiser for their evaluation.
comps could be an issue.
here's the key verbiage, "do the improvements (if you could call them that) adversely effect the marketability of the property.
does the client actually want to purchase the property?
