Rocklin, CA Housing Snapshot

Let's take a look at the month of January for Rocklin, CA. There were 158 total single family residences for sale.  Of those, 24 were bank owned (REO), 51 were short sales and 83 were traditional sellers or flipped properties.

Average price per sq foot was $139. 

Average days on market jumped 73.4% up to 137 days, up from 79.  I'm sure this was due to the bad weather and the fact that people were Christmas shopping in December and weren't looking at properties.

The good news....inventories have gone up the last few months. Rocklin went up from a 2.4 month supply of available properties to 4.1 months of supply from Dec. to Jan, that's a 70% increase in one month! This is good news for those buyers that are struggling to get into a property! Take a look at the inventories over the last year.

That is interesting. Rocklin at least appears to have a balanced market between bank owned/short sales and the regular market.

True but remember some of the "Actives" are investor flips or investment company properties. Although compared to Sacramento county it is a more balanced area.
