I have some pretty decent listings right now and they are priced well, but for some reason only a couple are getting calls. I have done single property websites, i have the featured realtor.com package. I post to craigslist and a number of other sites on a weekly basis. I have virtual tours. I have good signage. I am just scratching my head wondering where the brokers are with their buyers? I am getting alot of hits but no inquiries. Am i putting too much info out there? Do i need to leave them wondering more? Is it just the market? Do i need to price EVERYTHING below market for people to be interested? I would love to hear some others experience and see if there is something I am not doing or not doing enough of. I have done broker tours, sent out flyers to all the brokers in the area. What are you all doing to get more activity? The listings have not been sitting for a long time, they did not start high on the price. They are not bank sales, they are in good condition. Sometimes it makes me 2nd guess " hmm am I a good broker or not " . I play well with others, I work with a TON of buyers, but these listings have me stumped.
It may be the price point... Anything under $200,00.00 in my area are flying off the shelves- over that seem to still be fairly stagnant... good luck!
I dive into my pool of buyers first that usually gets my phone ringing on listings. Maybe a mass email to your base without a price. Are your MLS remarks captivating? How are your photos?
It also could be the amount of inventory. The buyers still have alot to choose from in certain areas. So, no rush. I have a buyer that will only look at properties that NEED fixing. Nothing else. It could be a beautiful deal needing nothing but he wants the fixer-upper. Go figure!
Frustrating, isn't it, Justin? Are you experiencing what is typical for your area? If other places are selling and you're not getting showings, I can think of only 2 reasons: 1) price, and 2) the photos/write ups aren't capturing folks interest.
If it's the first, you know what to do. If it's the second, what about staging and re-photographing?
In our area there just are NOT very many buyers, and the few that are there are looking for smoking hot bargains. Add to that lots of listings on the market, and you just don't get many showings.
All you can do is look at what is actually selling, and see how your listings compare.
I agree, it's always the price. In my area no one is getting full asking price, no matter where it falls, low priced housing, mid priced or upper priced. No one is paying full price.
Justin - it's not you... We have 13 or so listings and very little sign calls and online inquires. in 2008 when I had just 6 listings I was getting more calls and online requests. It maybe just the sign of the times.
Justin....I understand what you are talking about. I have a couple of those as well and I am so tired of hearing "maybe it is the price" I have done a BMA & I am still priced right in the middle of everything surrounding our house so it can not be the price ~ it just seems like there are not as many buyers out there right now because it is taking everything a while to sell.
