Advice from Mike Ferry followers

I am an agent working in a small but very competitive market here on the Eastern End of Long Island.   I have successfully been following the Mike Ferry systems for several years but my problem is that now there is a team of Mike Ferry zealots in my office as well.  They are going after expired listings here in such an aggressive manner that it is difficult for me to even get in the door.  Their method is to show up at the property at the break of dawn on the day that the listing expires.  When I show up next or call to follow up on a mailing that I sent, the response is invariably "someone already showed up here from your office."  The other issue is that most people don't want to see a broker at there door before they've had their coffee or gotten dressed, so my office is gaining a distinctly bad reputation out there.  It also doesn't make it easy to be the next one at the door on the same day!  Can someone advise me on how to make contact with these potential listors without having to camp out in my car until daybreak???

If you are like me... you probably don't like to talk to anybody in the mornging until you have gotten your coffee. So, I have brought your coffee to you.

Would this be a good time to talk about getting your house back on the market... or would it be better for me to come back at 3:00?

Suzy when I actually do Mike ferry (  I always seem to go back to his program when I need sales ) I am in comptetion against very very agressive agents. But its a numbers game. if they hit 10 you might get two. Those people hate high pressure. Of course stick to your scripts but win them over on you and only you. hope this helps
