Atlanta Real Estate Investors lament the fact that whether they want to buy a Foreclosure in Alpharetta, an REO Home in Duluth, or a short sale in Cumming, finding suitable homes is hard and getting them is harder. Most would love to have a great working relationship with an investor-friendly agent but most can't seem to find one that lasts.
The Reason??? Most Atlanta real estate investors seeking homes in and around our city want lower end properties...$30,000 - $40,000 or less. The commissions paid to agents on these low end houses are minimum commissions...$1,000. After the agent's expenses and broker fees, it isn't worth the agent's time. Investors make lots of offers and their agents will have to throw lots of mud to get some to stick. Even if an investor finds an agent willing to help out at the beginning, after a while the agent comes to their senses and goes after lower hanging fruit.
