Home for sale without photos?

When I email available homes for sale to my clients without the photo, we may not see that property at all.  Let's presume that we send to a potential buyer 15 homes for sale.  As a good listener, I'm not sending the properties that the client is not looking for. We do email the properties with no images. The buyer will be the one who decides at the end, before I start scheduling the appointments.  To see or not to see? Maybe because they did not see, there is nothing to see...

BathroomWe narrow the criteria provided by the buyer. If I was told not to email a home with less than 2 bathrooms, none is emailed. The buyer will find someone who is able to listen, quicker than I blink. If I do not answer the phone, or if calls go to my voice-mail consistently, I would be replaced in a second. My new client had an agent who did not answer the phone. Lucky me, I was the one who answered.  

The usual question is. "Why there is no image on that listing?"

Is the home messy or is the agent is lazy? The conversation may begin with something like that.

If the property is messy; very, very messy then it is understandable not to take the pictures. The other answer is that I'm lazy. I could not find any other explanations and or excuses.

If the home is foreclosed or on short sale, I would expect to see a photo, too.

I took the color away from the photo, to spare you from OMG.

What do you say to your clients when they ask you. "I wonder why there is no photo?"

We all wonder.

Haris, I agree with your strategy.  I email the listings that closest match the criteria my client has communicated they would be interested.  Most likely the listings with no photos get skipped over.

We have a lot of out of town (Toronto area) agents who take listings here in Oakville and don't put photos on our Board when they submit the listing.  If I were the seller I wouldn't be happy.

Haris:  I would think the old saying "a picture is worth a thousand words" would be exceptionally appropriate in home sales.  To overlook utilizing this valuable tool of your trade seems unwise.

We have 48 hours to submit a photo. 15 photos are allowed, some just take a photo and call it a day.  In todays digital age there's no excuse--except laziness.. One photo is as bad as none.

Haris, I saw something along these lines, a brand new home with nice pictures and a horrible description with slang and abreviations that are strange. Would you believe it listed at $2.8million:))

Usually if there is no photo there is a reason I find.  They think if you don't see you will go anyway but I find without a photo people will skip over it.
