Sellers: Key Points When Seeking an Agent

By
Real Estate Agent with RE/MAX ELITE, Brevard County FL

Choosing the right Real Estate Professional is one of the most important decisions you'll make in selling your home. When you interview a real estate professional for the job of selling your house, here are some things you should ask and watch for:

  • How long have they been in the real estate business?
  • How long have they worked in your area?
  • How many homes have they sold in the past year?
  • What is their commission?
  • How will they market your house?
  • Will you be working directly with them or an assistant?
  • Can they give you references?
  • Can they get you a CMA (Comparative Market Analysis)? This will tell you what comparable homes in your area are selling for.
  • Watch out for a too optimistic selling price for your home. It's not common but some agents will tell you what you want to hear just to get you to hire them. Over-pricing your home will seriously hurt its marketability, it'll take longer to sell and after wasting time waiting for it to sell you'll probably end up dropping the price to the level (if not lower) of the other estimates.
  • You will be signing a listing contract with the real estate professional you choose, find out what the length of the contract is and the terms before you sign.

As an experienced real estate professional I can effectively market your home to get your home sold in a timely manner and at a price that you will be happy with. I know the area and work with buyers and buyer's agents everyday; I know I can find the right buyer for your home. Whether you are selling your home as a Short Sale or Trying to get the best possible price in the shortest amount of time, I will use my expertise and resources to do just that!

If you have questions or need help with any aspect of selling your home, please let me know. Remember, I work for you.

how true, when clients tell me that another agent has suggested a much higher selling price than mine, I say that is great "Are they buying your house", they usually look at me like I just don't get it.

They say, MaryBeth you don't understand they say it is worth i.e. 10,000 dollars more than you say and I say to them that is fantastic as long as they are the buyers for your home, if not the buyers for your home will be looking at similar comps as mine....then they usually get it!

I won't disagree that experience is important, but the number of sales last year only tells half the story.  How many homes were listed and sold?  An agent that sold 30 properties but listed 75 may be a worse choice than one who listed and sold 20.
