Are lenders the Bad guys!

I had the strangest thing happen the other day. An agent in my office had asked if I would be willing to work with a client of hers as the client wanted to look at homes in the Kingman area that I work and that agent didn't know that area. Always ready to please, and not to mention there would be a referral fee involved, I told her I would be glad to.

The client was supposed to be in town late Sunday evening and would probably look at homes in the agent's area and then would want to see what I had offered in my area. I called the agent on Monday to see if the client and indeed arrived and she said that she had not been able to reach them. Okay -  maybe they were a little late in arriving as the weather has played a big part in this. The client was driving down and maybe they had gotten caught in a snowstorm.

By Tuesday, I called her again. Still no response from the client. This was beginning to sound a little strange. The client had been very friendly with the agent initially so I still figured that things had happened. By Wednesday morning I still hadn't heard whether the client was here. I called the agent and she told me that she had received an email from the client's lender, they had been pre-approved before coming down, that the client thought that we had sent them junk for houses and they only had one more day to buy.

My agent had had a previous dealing with this particular lender and that lender told clients that they should work with the agent that the lender recommended and not my agent. It appears that that may have happened again.

Is it just me or does anyone else think that "something stinks"?  Last I knew we all were to adher to the Code of Ethics. For a lender I know they don't follow our Code but I do think that common sense and courtesy demand that they behave in an ethical way. Anybody have anything like this happening?
