Why Google Loves Single Property Sites

There are FOUR RULES that any agent can use so that Google will find and place your single property websites on the first page of a native search.

AR RainCamp speaker and KW MAPS coach Ben Kinney, an expert on Search Engine Optimization (SEO), internet marketing, and social networking recently held a webinar in cooperation with Arch on how he targets Google to increase internet traffic to his websites, with specific attention paid to the use of “single property sites.”    

 The value of having search engines find your sites and rank them high on the native page cannot be over-stated: 93% of consumers use search engines and 60% of consumers believe natural organic listings are more relevant than paid placement. 

So how do you get your websites to rank?

Consider this: when people search for homes, they don’t think “I want to buy some real estate.”  They think “I want to buy a home, in this particular neighborhood.” 

Rule #1: Use Single Property Websites with a URL named after a neighborhood or area to generate more traffic.  So instead of naming the site “123mainstreet.com,” name it “lakeaustinviewhome.com.”  You can always buy the specific address URL for the seller, but once you own a URL that addresses the target audience of your real estate business, you can constantly reuse it.

Reusing the sites ages them, an important factor for Google.  As the site “lakeaustinviewhome.com” ages, it will be prioritized - versus “123mainstreet.com,” which has a finite amount of time of usefulness. 

arch agent single property websiteRule #2: Link your single property sites, but only link them ONE WAY to your agent site and to your other single property sites.  The most important thing you can do to make your websites rank on the search engines is link them.  If someone links to your website, Google sees that as a personal recommendation and a point for your website.  Many agents create reciprocal links with other agents, but Google does not see that as a personal recommendation so it is not as powerful… so focus on the one-way links. 

Many agents create links to their sites by saying, “For more information click here.”  The problem with that is that it tells Google that the site you are linking to is about the word “here.”  A better way to generate one-way links to your sites is by using linked text.  For example, if you make the phrase “Austin real estate” your link, that will let Google know that your website is about Austin real estate.

Rule #3: Frequency of Keywords: Are the words that make up the content on your website relevant to the phrases that you want to rank for?  Google does not want to see you spamming, so try to keep your keyword density between 2-4%.  If you’re trying to rank for “lakeaustinviewhome.com,” use that phrase 2-4% of the time.  So for every 100 words on your page, use it 2-4 times.

Rule #4: Blog about the area and the home, using the keywords, but limit it to 300-500 words per page.  Too much content confuses the search engines and the consumers. 

Make your blog:

  • geographically specific
  • short and concise
  • Named after the phrases that you want to rank.

 

Never underestimate the power that ranking highly with Google and other search engines has in driving traffic to your sites.  Following the above rules will help get your single property websites to the top of search results.

Some good advice for those of us who have not yet started using single property sites. I hadn't thought of the advantages of aging a site in getting Google juice.
