How are you successful with web leads?  For the past year I have been using the Internet to generate the majority of my business.  I have used Craigslist to drive traffic to my website.  My company gives me a free IDX search for my website.  I have used Facebook, Twitter, Linked in, etc.  I post my website anywhere I can to help get more traffic to my site.

I feel I have been successful.  In the last year without really ranking on Google I have average 1300 hits a month to my website.  I am slowly climbing the Google search pages.  For googling Syracuse Real Estate I was non-existent at first.  Today I am steady between pages 8 and 9.   Every now and then I somehow land on page 1. 

Now that I am getting traffic to my website what am I doing to conver them to sales?  Well at first I was forcing customers to log in and register on my site to search for homes.  In one year I had over 400 people register.  I stayed in contact with them through email and the periodic phone call.  I converted 8 of them to actual sales.  That is a very low conversion rate.  What I was finding is that the people who registering for my website were not ready to buy a house or did not qualify at all.  They say the average web user is 6 months out from being ready to purchase a house. 

I kept thinking how can I get more solid leads and not have to spend so much time contacting those who were not ready.  About 2 months ago I decided to remove the required registration from my site and let people look as long as they would like.  In doing so I have more solid leads coming in.  Customers are calling me asking to see houses and they are qualified to purchase a home.  They are also emailing me for more information about listings.  They are contacting me when they are ready to buy.  My average sales price for internet leads has gone up about $20,000. 

For me making that one change has made a difference.  I may not be getting the same number of leads, but I have increased my conversion rate and upped my average sales price.  What are you guys doing on the internet and your websites to ge leads?

Congrats to your conversion. I completely disagree with what you did, but for my business. It's trial and error and it's what works for you. For 7 years, I did not require registration. For the past, almost 3 years, I now require registration and my numbers are a zillions times better than before. I think each market is different, and the people on your website are different than the ones on mine, just area based.

By the way, the stats I hear are the average internet buyers are 16 months out and sellers are 23 months out. I wish they were only 6 months out! I convert a lot of leads that are years old in my database.

Jaime, 8 sales from internet leads is not bad for the first year of serious website promoting, 400 registrations is excellent.  The main thing with internet lead conversion is getting to them quickly.  From what I've heard and seen is that if you don't get to them within the first 5 minutes of signing in to your site your conversion chances fall off 95%. After that, they are off your site and on to another, and another.  The first agent that calls is the one that gets the lead.  

The only way to really know which works better for your IDX is to track the numbers.  How many visitors to your site, how many registered (or called), and how many end in a sale.  Track the numbers with and without requiring a sign in, but keep on working on converting those leads.
