What Am I Doing Right?

I do my own domain website and other websites.  I AM NOT A  COMPUTER GURU.

I did a search for "property for sale Choctaw County" and one of my domain websites is #1 on Google and I have the top 5 sites in a Yahoo search and then also number 9 on that the front page.

Ok, Whatever I am doing right, I want to replicate.  I'm doing OK on Google but I'm doing great on Yahoo.

I intend to keep swinging until I strike out, BUT I don't intend to strike out.

I want my clients to have top exposure on the internet with their properties.  Sometimes it keeps me awake at night.  I will be sound asleep and something will wake me up that I need to do on the website, so I'll crawl out of bed with one eye open and go to work for a while. This is my forte - internet exposure for my seller's property.  I want the listings that I have to pop up on the first page of any search engine that a buyer would use.

Now how do I figure out what I'm doing right so that I can do it even better?

Judi, real estate agents frequently make the mistake of searching keyphrases that almost no one uses. In most areas, the most important keyphrase is "city name real estate"  and, second, "city name homes for sale". With a few exceptions, people rarely search by county name or using the keyphrase "property for sale".

To put things in perspective, my research on various keyphrases without a city included showed these results as the number of searches for the phrases:

real estate: 361,000
homes for sale: 102,000
property for sale: 6000

Currently it's most important to focus on optimizing for Google, since typically around 85%-90% of search visitors will come via Google.

Judi, sad to say that it wouldn't do any good for your site to rank well in Google for "property for sale Chocktaw County" because people rarely search for that keyphrase. People only search by county name in a few isolated areas of the U.S. They rarely search by area such as "southeast Oklahoma."

You need to start by figuring out what keyprases people actually search for. Here's an article that explains how:

Hope that helps.
