I don't like to be negative but I have found some shady practices again. Commercial agents often post CAP rates or NOI wrong. I would like to believe they do it accidentally but I think there is a bigger problem, they don't know how to do it right or they are just lying. Both reasons are not fair to the sellers or the buyer's agent who then has to do all the work. I am willing to listen to all of AR's comments. Maybe some should take the CCIM courses.
