I have never worked expired listings, several Realtors do...I just will never forget when I first started selling Real Estate many years ago :-) ... and I had worked so hard to sell this house and it expired... and they would not re-list it with me ... and the Realtor that was trying to get the expired accidentally called me and thought I was the ownerand how she was talking on and on about how I was new in the business and she could do a better job for them ... it hurt real bad... I was new ... and I will never forget... she got the listing ... she never did sell it either... but Expired listings are not part of my business!  I guess this is not the answer you wanted!  working expired listings ... work for some! I find that expired listings usually did not sell because of price.  Is this type of listing worth your marketing dollars?  As a result, I usually will only list one if the seller agrees to lower the price ...  Good luck!

Thats a really sad story.  I can see why you wouldn't want to work expireds after that.
