Marketing a Listing?

What are you doing?

So, in this "buyers" market, to sell a home, to me, it really is no longer the practice of just putting it on the MLS and waiting for a buyer to appear.

Outside of listing it, what are you doing as a Realtor to attract potential buyers to your listings?

here's the "normal" things that I see:

  1. Sign in yard
  2. Place on MLS
  3. Flyers (refilled as needed-hopefully...color.....a plus!)
  4. Open houses-maybe......but, if so, how often?

Does anyone talk over with the potential seller a detailed marketing plan when vying for a listing?

If I had a home to currently list, I would want someone to tell me how they are going to stand out from the crowd and help me sell my home faster and at a market rate (or close to).  I've asked a couple of realtors this question and they had no plan for me other than put it on the MLS and maybe some of the efforts listed above.

When selling a home, what makes a full service realtor stand apart from one of the flat fee listing services that are now offered?

Is that somewhat abnormal to ask or.......?

BTW, I asked this question back in October 2008 and received zero responses/comments?  I will say i was suprised that I received zero response on the original request-am I wording it wrong or something?  I don't mean to offend, I'm just asking the question....

Website just about THIS property

Address URL rider ON the SIGN that directs to the website

Text rider out front, with texting service, buyers can txt in and receive info on their mobile

Blogging - when listed, open houses, price changes, and other updates

Facebook - as above!

Twitter - as above!  On FB and Twitter, I include the link to the single property website when sending info.

Craigslist ads 2-3 / week

Real Estate Shows slideshow tour and flyers, linked on the mls and emailed to my database, including vendors

Showing desk so showing calls aren't missed when I'm busy/in appointment

Listing on over 40 websites due to syndication, idx feeds, etc.

I agree with Sheree.  We do a ton of online marketing for the property.  It's still amazing how many calls originate just from seeing the sign in the yard.
