Open Houses...Are they working?

Hello Fellow Realtors,

It is that season again when we start seeing Open houses and Broker Open Houses.  The past year I've gotten little response for my Open houses, I've advertised for it everywhere, put signs and directions all over the streets, balloons, giveaways you name it.  The result is not much traffic, maybe a stragler here or there.  And the Broker Opens, no one ever shows?  So my questions are, Are you getting traffic?  What are you doing to get it?  I am in the suburbs so I dont think that compares to the city.  I'd love to hear what your experience is lately with them and if you are successful.

I plan on Holding a Brokers Open for a New listings and 2 Buyer Open Houses in the next few weeks and wanted to get a jump on a better way to get traffic.

Hi Brandy, I have found open houses to be hit or miss propositions. Sometimes the results can be discouraging, but at least your vendors know that you are making an effort and spending the time marketing their property. That alone gives them some value.

We have had virtually no open houses in our entire market for the past several years.  Homes are selling so quickly here that there's barely time to advertise them at all, let alone hold open house events.  Sorry, no clever ideas for improving open house success from me!  I wish you luck, though.

In Northern Virginia, I define the market that would possibly purchase the home I was selling.  If it were a townhouse, I would find an apartment complex that would make sense for the buyer.  If it were a single family home, I would target a townhouse community and etc...

After I define the market for the home I was selling, I would send out postcards to advertise "Open House".  This is a great way to get people in the door.

What are your goals for your Open House?    You can achieve two objectives:   pick up one or more qualified buyers AND build your listing inventory in a specific neighborhood.    You'll need to plan your Open Houses two weeks ahead to put in place the steps for success.    For example

Let's talk first about inviting the neighbors.   Think of this as a Block Party!    Prepare an invitation, printed on card stock or heavy paper, two to a page of business-size paper. 

                                                            You are invited!
