You have listed this nice vacant home, the CMA is right, the price is right, number of showings is about right, clients feedbacks is fine, the yard looks great; ... but yet there is no offer!

Have you thought about how the house smells when the potential buyers first step inside the house.  The smell of stagnant air, lack of freshness, the feeling of walking into a non aerated warehouse... big turn off.

Think about investing in few air fresheners' products with pleasant smells.  I like the ones that last several weeks.  Not too strong but yet appealing to the human sense of smells. 

Like it or not, we associate bad smells with molds, dead, rotten, ugly and so forth.  You want to make sure that when your potential buyer walks into the house, these are not the first impression that comes to mind.  In a buyer market, first impression has to do a lot with selling homes.

Please just make sure the scent is subtle. Overpowering fragrance is just as bad.

You know, I hadn't really considered this until yesterday myself. I was showing some houses and was pleasantly greeted by this great scent upon opening the door at one of them. The scent was just in the foyer, not too strong but strong enough to get you when you opened the door. It really made a difference!

Great Post, I was showing 80 year old bungalows and a air freshener would have made the difference. I will recommend that for now on. Some house don't smell at all while others smell pretty bad. I would guess the plug in type would be the best route to go.

It's the little things, isn't it? Great suggestion, but as a Man agent, does anyone have a brand or type they recommend? I have had clients say, they must be trying to hide something like pets. That must have been the wrong brand of something! Thanks in advance, DavidC

Great tips!  I'm working with a seller right now where I have some of the Febreeze plug ins in the house, to keep it smelling fresh.  It really helps!
