This was a slow Real Estate Weekend. I showed 1 house on Saturday to a family with 9 children and one Snail saleon the way. They were looking for a large house with a small price. I really do not think that the house I showed them is the best house for them. I hate to say this. The house is my company's listing. It is a nice house. It has a big yard. But the backyard neighbors are not very good for children. There is a factory behind the property that throws up lots of light at night and is noisy.

I did my best to sell the house. It is a double wide trailer. 4 bedroom/2 bath, with a garage built on to the front. It was fixed very nice. I could live there, but I don't know if I could live there with 10 children!

I wish these people the best. I sent them off with a list of other properties, but they did not want to see any of them. They had apparently called several agents and asked to see one house. They had a schedule to keep. I tried really hard to explain that they are going about house hunting the hard way and that it is much easier if you pick one REALTOR to represent YOUR interests.

I really do not know what they thought of the house, or if they understood what I told them about having a buyer's agent. But, now I am familiar with one more of my company's listings. I can sure do a better job of selling it to someone. So, nothing to complain about. Who knows, they might call me back and buy the place! (I sure don't know!)

I also went on a hunt for properties to look up title to see what is going on. I have my secret plans to get more listings. It just all takes so much time! happy

I am really going to focus more effort on LISTING properties instead of showing properties. I think I have 3 houses in the works that will be listed within the next 2 months.

I must also focus on marketing the 2 properties that I DO have listed. They are both very challenging properties. They are both commercial listings, and they both have special challenges that is keeping them from selling that I can not cure...such as impending major road construction.

I did work a lot on marketing myself and my husband's business this weekend. I got a lot of computer work done. This is a never ending job to keep up with editing website design and SEO and updating metatags. I studied alot of great documents on how to increase my SEO. I also started my husband a facebook fan page and twitter account for his business. We have had his website up for more than a year and a half, and it is really taking off. It had 187 hits in the month of February. We are doing great business from his website. It just takes a lot of time for the spiders to latch on. We quickly moving up in the SEO and we had tons of direct links. That is actually most of his hits, direct links. They come from word of mouth, and handing out business cards. This is still the best way to increase business. It will be interesting to see if how the "viral" effects of the facebook fan page and twitter increase his unique business. I learn so much from marketing his business that I then apply to my real estate.

Next week: sell, sell, sell!

Amy, sometimes being the listing agent is great.  But, to be a great buyer's agent, especially in this market, might be WAAAAY more important.  Keep your skills in all areas sharp.  You may want to concentrate in one are after you have a little more experience.  The key is is to be where the action is, and right now, the buyer's agent is making deals.  Keep up on your negotiation skills, and keep showing property.

Suzanne, you are the 3rd person to tell me this within the week. Hummmm...maybe you are all correct. My broker is pushing listings, listings, listings...
