The slower market and higher competition this year has prompted me to evaluate and choose a Niche market that I have not previously considered. It is a specific neighborhood with higher than average home prices for my area.
I have delved into the initial basics of heavy research...history of area, C and R's, market stats, current inventory and 100 other trends that I can track that I won't mention simply not to bore you to tears. I have a meeting with the HOA President this week and I plan on grilling him on his knowledge.
After all of these things are done, I am still asking myself "what would really set me apart from my competitors when it comes to capturing this sector of the market?" So my question to throw out to all you out there in RainLand.- Has anyone taken the CNS (Certified Neighborhood Specialist) class and received the designation, and is it worth it? I am not one that cares too much about putting 1200 letters behind my name, however I love to educate myself in an area if there is a good enough reason.
So let's here it. Would this designation help me? Is there another one out there that may be better for setting myself apart as the expert in a specific (higher priced and coveted) neighborhood? I want to know what my colleagues think.
