What are Sellers thinking?

I've been spending time these days doing some research for an advertising campaign we are working on. While digging around some NAR stats from 2005, more specifically (The 2005 National Association of Realtors Profile of Home Buyers and Sellers), I found what I think are some remarkable statistics. 

Here is a breakdown of how homebuyers said they searched for homes. As you’ll notice, in both cases the Internet ranks second for the two home search specific categories.

Now I’m going to assume anyone involved in ActiveRain understands the importance on the Internet in the process of marketing real estate? Right?

Here’s the statistic that just puzzles me, “Method used by “Home Sellers” to find a Real Estate Agent”. The Internet rates 10th. Right after WALK-IN’s! I don’t know about you all but I’m at a fairly large company and we don’t get many walk-ins.

 

Method used by home sellers to find real estate agent:

Referred by (or is) a friend, neighbor or relative

I don’t understand why Home Sellers don’t place the same importance on Internet presence as buyers do. 

At what point will the Internet and how homes are marketed on-line be as important to sellers as buyers say it is to them?

Great Work!  About the sellers...  who do you call if you need lawyer?  Or even a plumber?  The first think is to ask a family member, then a friend, then a colleague...  I think is human nature, I want to be reassured the person that I hire can have the work done.

Joe, Interesting Numbers.  I would agree though that the majority of my Internet leads are buyers.  I don't get nearly as many sellers from the Internet.  For me, I go with the charts and they are mostly from referral.

I love the research you have done and it is very true! This is a great thing to add to your presentation for your listings especially for the FSBOs!

Joe - I teach Internet Lead Generation for our office and the research that I have found/teach shows that SELLERS DO place a great deal of importance on the internet, but the numbers are skewed because they "enter" the internet as BUYERS. Many folks start looking at homes (as buyers) before they decide if/when they want to sell. There are no good numbers for tracking these types of folks. At least not yet ...

Does that make sense?

Mariana,

I agree there are no good numbers for tracking these types of folks. At least not yet. I do think the NAR numbers are a decent baseline though.

I would assume that those sellers that started as buyers and found their agent via the Internet would have answered the question with "Internet".

I am just surprised that all those sellers that don't have Realtors, bought from the builder or were orphaned by or unhappy with the Realtor they had are more likely to be influenced by direct mail or walk into an office when choosing an agent.

I just think there is some kind of disconnect with Sellers and the Internet, witness multi-million dollar homes with 1-photo on realtor.com. What seller let's that happen?

My personal research has taught me that both buyers and sellers rarely "remember" the original source. Sometimes I get a different answer (from the same person) every time I ask! I guess "human" is not a perfect science. ;)

I am APPALLED at the lack of professionalism when it comes to PROPER marketing of a listing. Maybe "we" will get a better reputation when Sellers start seeing TRUE competence in marketing & representation ... But that is a whole different rant of mine.

The other thing that we need to consider is that Colorado Springs is kind of an anomaly when it comes to real estate market... highly transient and still a technical "Sellers Market" compared to many other parts of the nation. Some of these NAR stats are not applicable to us.
