My Last Realtor Couldn't Sell this House

"My last Realtor couldn't sell my house, but the next guy sold it in 7 days."

I heard this statement a few months ago, and began thinking about situations where this happened to me or people I know.  One of the best agents I know recently had this happen.  It certainly wasn't this particular agents fault, but unfortunately the buyer came along during the second listing. 

Now, I'm not treating Realtors as a protected class.  There are Realtors that are incompetent, don't care, and realistically aren't providing much of a service at all.  These are the agents you don't want to list your house with if you can help it.  New agents do experience a learning curve so naivety could be the reason for less than ideal service.  We all learn sometime, hopefully it's not on your house. 

In the instance that you have a competant realtor but end up changing to a new company and your home sells quickly just realize that there are other factors involved.

First: A price deduction is often achieved by the second or third realtor which places the home in a more acceptable price range.  It's a well known fact that overpriced listings rarely sell, and if they do they sell at or near what they SHOULD have been listed at.

Second: Buyers have different taste.  Sometimes the only reason a home isn't sold is because the right buyer hasn't come around yet.  Before choosing a new Realtor, discuss potential changes your current realtor could make to continue the listing with a higher rate of success

Before you decide to change Realtors or real estate companies take the above into consideration.  If your Realtor is doing their job, a relist might be a better option than "changing the medicine."
