Down Payment Assistance, Grants and 100% Financing in Columbus, GA and Harris County

Great news for home-buyers in the Columbus, Harris County and Fort Benning area in Georgia!

There are many programs available to help with your purchase. Below is an overview of some the many ways you can obtain grants, down payment assistance and 100% financing. There may be income limits and other factors in order to be approved.

 

The city of Columbus offers the following programs:

The HHS Savings Grant- This grant which does not have to be repaid allows home-buyers to receive a $4000.00 grant to put toward your home purchase. The potential home-owner does have to save $1000.00 within a six month period to be eligible.

City of Columbus Down Payment Assistance- The home must be in the city limits of Columbus to qualify as well as income limits. The city will provide $4000.00 toward the down-payment and $1000.00 toward closing costs. The home-owner must live in the home for 5 years in order to not repay.

Aflac Employee Assistance- This is a $1000.00 down-payment grant for all Aflac employees. there is no income limit.

The potential home-owner, in the above programs, must attend an 8 hour class to be eligible and there is a $75.00 fee but the HHS Grant pays back $100.00 upon completion of the home purchase.

 

The Farmer's Home Loan- This loan is available to all of Harris County, GA and some outlying areas. The loan offers the following:

100% Financing       No PMI (private mortgage insurance)       2% Funding Fee (can be seller pd)

There are income limits and the home must be a primary residence

Terri,

 

This is interesting information. I am friends with Bardi Brady. She gave me the name of Eddie Kirby. We talked with him, and he said we wouldn't be able to buy for another year because of our credit. Are there other programs out there to help us? We are tired of renting. How do we take advantage of these Grants in Columbus?

Jennifer,

 These programs are used in conjunction with conventional/ FHA/VA financing. The credit requirements are the same. With the mortgage turmoil over the last couple of years, banks and mortgage companies are very strict with their lending policies now. Most want a credit score of at least 680. There are ways to bring your credit score up pretty quickly. Eddie can discuss things you can do in order to be able to bring it up where it needs to be in order to buy a home. Bardi should be able to give you some advice as well.

 I found someone else who was willing to walk us through the steps. She is showing us the steps we need to get things off the report that don't belong there. Hopefully we'll be in something by the new year. Eddie, never offered solutions, so we went looking for someone who would help us!
