Bidding on HUD homes

By
Real Estate Agent with David Ellis Real Estate

So I was at a listing appointment yesterday and I things went good. The house that we were in that the lady wanted me to sell for her was a great house, with good bones and updated very nicely.  However, I was giving her a listing discount of $1500 + 3% for buyers agent.  It was a really nice home among the garland homes for sale.  This was ok with me, even though I dont normally do it under normal circumstances.  However, she asked me if I bid on HUD homes, which I do.  So I told her yes I do.  Then she asked me if I would bid on one for her for $1500.  I told her I would have to think about it.  As most of you know, when bidding on a HUD homes, you need to have a HUD licensed broker.  Then you get to gauge your commission from 0% - 5%.  It's a lot easier to deal with than bidding on a normal home, but anyways still a real estate transaction.  Should I bid on these for her for $1500?  As the home prices she is looking for is for the $200k range, so this is less than 1%.  Not really worth my time, unless she becomes an active investor client, which she may be, but as of right now i think she is just using me, and/or cheap.
