Have you ever wondered why some homes sell a lot faster than others? I think that most of us have. Key factors to consider when listing your home for sale are:
*Tidiness of the Home, Interior and Exterior
*Make Minor Repairs
Price-You have to be priced competitively with the other homes in your area. I know firsthand this can be difficult to swallow if you had a lot of equity before the downward spiral that real estate took and now you don't. You have to figure out if it is truly important for you to sell your home, or if you should ride it out until real estate starts to head on a strong path upwards value wise before you sell.
Tidiness of the Home-Is your home neat, tidy and organized? It needs to be for you to get maximum $ for your home. Many of us have seen the home shows on TV where the home isn't selling and the homeowner hasn't tidied up their home, and for a minimal amount of money they make their home far more eye appealing and far less cluttered. This is appealing to the eye to have a neat and clean home that you walk in to.
Also, when we live in our home, we take for granted what it looks like to a stranger. The next time you pull up to your house, pretend like you are a stranger as you pull into the drive.
Does the trim need painted? Is the mailbox banged up? Is the yard cluttered with yard ornaments? Are there weeds everywhere? Does the grass need cut? As you walk in to your home, is the entry way clean? Are the bathrooms deep cleaned? Beds made? Paint touched up? Decluttered? Have you put objects up that might not be every one's taste, so that one can more easily envision themselves in your home?
If you have the money, is your home painted or can it be to more neutral colors so that anyone can envision themselves in your home? Is Bambi that hangs on the wall pulled down so that those that might not enjoy hunting don't have to get past Bambi being on the wall and can just concentrate on the home?
Make minor repairs-are your screens ripped and tattered? Is the front door hard to open? Do you have a leaky faucet? Trim in need of work? Gutters need to be tidied or fixed up? Spots on carpet that can be removed with carpet cleaning solution or carpets just need to be cleaned?
Look at your home thru a strangers eyes and see what needs to be done so your home can sell faster, and keep in mind what other homes in your area are selling for.
