Remodeling, is it worth it?

In today's market often we have a large amount of sellers who spend thousands of dollars to remodel and fixing their recently closed preconstruction/ conversion condos. While we have all heard before to focus in the kitchens and bathrooms since they are the best way to recoup your investment, it may not always be true.

For example, with what we see today they are people who buy into condo-conversations with kitchens and bathrooms in good condition that are a just a few years old but not really latest or upgraded and then they want to spend 10, 20, 30K in a major renovation or even more.

If the comps are not quite there yet, is really worth it? And how much is too much? For example Seller Sam buys condo at 400K pays 24K commish and they are 2 or 3 active comparable listings in the 430K range.... Will it sell faster or will you just lose money?
