Over the past couple of years new construction in Havertown was a tough sell. We were not seeing asking price and the new construction needed to be complete before anyone would even consider a home. Having been in the building trades I was always in touch with local builders and during this time a lot of them changed gears and started to look for re-habs or re-builds, like I like to call them.
Well let me tell you now, new construction in Havertown is back with a vengence. In my office alone we have sold four new constructions within the last 3 months and none of them were even close to being done. People who can buy them are, and they don't like the idea of buying a spec house, one that has already been done.
On top of that I personally have two new constructions in Havertown currently on the market and I am getting a flood of activity. The one is framed to the roof and will surely be ready before the tax credit expires. The other hasn't even broken ground but is in the Llanerch section and will surely move fast. Unfortunately that probably won't be ready before the June 30th deadline for the tax credit. Llanerch is a great section though with some really cool old homes that have been wonderfully maintained. My grandparents lived there and I have some really great memories of that neighborhood. In fact heres a video of the lot....
There are many advantages to buying new construction. First of all everything is new and you almost always have an automatic home warranty built in for a year. Second, if you get in on pre-construction you can make most of the selections, cabinets, countertops, faucets, carpet, hardwood. You litterally get a new house to your taste. The new construction in Havertown that I have are with two different builders but both are exceptional and their base models are well done already, that being said you may want to upgrade and that is worth every penny. One word to the wise though, new construction is not an investment that you will unload in the next five years. This is your home and you have paid a premium for it to have it the way YOU want. That doesn't translate into instant value so plan to stay, not to speculate.
