Showing Homes By Realtors 101
Okay, for all you Realtors out there, let me give you a short class on how to show a home that requires an appointment. First, you look in your MLS and see the instructions, and contact the listing agent or seller. Second, print out the MLS sheets and staple the additional information such as disclosure statement, plat, feature sheet, etc. Make sure that you have the sellers and/or listing agents contact information written on the mls sheet. Third, place the mls sheet in order of desired showing driving path. Then, make sure that you write on each mls sheet the showing timeframe to show the home. Give the sellers and/or agent an estimated timeframe for your arrival. If you cannot make it within that timeframe schedule, please contact the seller or agent immediately to let them know your delay, and expected new arrival time. If you cannot make it out to show a home due to sickness, buyer deceided not to see the home, etc. you better make a phone call asap to let them know. That is called common courtesy folks. This is not rocket science! One of my sellers, of a $995,000 home, and I have been waiting impatiently for an agent to get to the house to show it since 11:00 a.m. today. She promised that she would make our listing the first home shown, after she meets the buyers at 11:00 a.m. I had to call her at 2:00 p.m. to see where they were? They were on their way to another home. She called me back at 3:50 p.m. saying sorry, but they deceided to stop for a bite to eat before going to see another home. Then, she will call me when she is on her way to show my home last!!!!!
My seller is very anal, but understanding due to having gone through similar scenarios with other agents for the last 2 years. Now, he wants to teach a class for Realtors.....
