Looking for Family Residences (1 to 4 units) in Dallas Metro. In the case of SFRs my preferences are:
- layout: 3+/1+/1+
- payment: cash transaction (own money or hard money)
- occupancy: vacant
- exit strategy: fix and sell (retail, owner-financing, rent-to-own)
- non-repairs or light cosmetics: minimum 25%-30% discount
- beyond cosmetics: minimum 30%-35% discount
- asking price: up to $200K (average $150K)
- potential net profits: minimum $25K-$30K (in proportion to repairs costs
and overall investment)
- area: Dallas Metro
