In the past few years some people have faced financial hard times like they've never had in the past, and hopefully will never again in the future. Some of these same people are now WANTING to purchase a home soon or at least know that they can still do so in the future. They also WANT YOU to sell them one, but you can't because they don't qualify. One option you may already be using is a drip e-mail campaign.
As frustrating as this might be, it is the reality we all face in these ever changing financial times. Financial responsibility should be the focus for everyone, but it's hard to pull off when our government continues with it's compulsive spending habits and doesn't demonstrate financial responsibilty either. The GOOD NEWS, however is that YOU CAN BRING HOPE to your clients. We know and understand that if your client has a job for at least 2 years they will eventually get approved for a mortgage loan, the question(s) is:
1.) Will they be responsible for taking care of any past credit problems, no matter how long it takes?
2.) Are they willing to begin savings towards their purchase if they have not yet done so?
If the answer is YES, to both of these questions then you will have a QUALIFIED CLIENT!
We all have been spoiled during the past 10 years with the free flow of capital, and unless we as professionals begin to shift the way we operate and support our clients in the same manner, we will find that it will be a long road ahead.
For the professionals who don't already have a empowering relationship system in place to support leads/clients who are not qualifyied NOW, (not just an automatic drip campaign) now is the time to set one up because our government mortgage underwriting guidelines are getting more strict everyday. Your system should take into consideration the time necessary to clean up and save the amount needed to have a solid, qualified client in the future, and a client who will be deeply indebted to you for your help, support and service you provided for them to get there.
