House health checkup Often today, we go on pre-listing appointments and give the house a check up....Husband David has a construction background and an eye for the construction sort of things that home inspectors see....sooo it is his job to suggest that experts be called for the __________foundation, roof and our lengthy list of contractors who may offer assistance on everything from cleaning up the landscaping to waterproofing the basement, updating the electrical service, etc.

I always say....I will talk with Buyers and Seller about the really important things...like what color to paint the great Room, tile for the kitchen backsplash, the new shower curtain  or window treatments...the "eye candy" that gets a buyer interested and then we can delve into the age/condition of the furnace...the year the roof was put on....how old is the hot water heater and what does the home warranty cover...

Shower curtains

The truth is.....it is a combination of the condition and appearance of the home that brings about the winning combination that will get an offer the Sellers will delight in accepting.

The answer to the age old question: "Will I get it back if I...." may be that you won't get a second look or any look if the pictures on the internet and careful examination of the home show it was neglected  and it does not compare well to others on the market at a similar price.

Sellers...make sure your realtor is knowlegable about conditions...suggests that you call the   appropriate contractors if necessary and the eye candy as fresh as can be.....Put your best  house forward for the greatest return on your real estate investment.  If you live in southeastern Wisconsin and want a home evaluation from seasoned professionals with a winning sales record....Call the Hansons.. prompt, professional service and proven results will be your reward.

Some good points and yes you are right, first thing is to get the buyer through the door with the eye candy.

Yes, a lot of people miss the opportunity cost of NOT doing the repair - fewer buyers, lower offers.

It's not always about "getting it back." It is often about getting nothing at all. No showings, no offers... Of course, there is one thing they might get: long DOM!

That is a big dilemma!  I have often wondered why people fix up their houses for other people to enjoy!  Why not do it for yourself?
