On March 14, 2010 I made a study of the Real Estate residential market in Pronghorn Ranch. Here is a summary of the results of that study.
I found that there are 14 homes that are ACTIVE as of March 14, 2010. Of these there are three listed as short sales and one is a REO (lender-owned or foreclosure). That leaves 10 homes that are regular sales. The REOs are selling through fast and the regular sales are languishing somewhat. This fact underscores the need to price listings right if they are to sell reasonably quickly. Like it or not, the competition is still the REOs.
At the time of my study, there were eight homes that are in escrow or PENDING. Of these, six are REOs, one is a short sale and the other is neither a REO nor short.
In the past year in Pronghorn Ranch, there were 29 sales, of which 14 were REOs and 15 were neither short nor REOs.
