Here is a simple checklist that I found that could be very helpful for those that might be considering selling their home on their own.

 

Are you willing to give up your weekends and any evenings for the next three months, just to show buyers around your home?

 

Will you be willing to let strangers into your home as you try to sell your home on your own?

 

Can you be ready to show your home day and night, on a moment's notice?

 

Are you a risk taker?

 

Are you willing to learn how to do new and different things, spending the amount of time you need to research and prepare your home for sale?

 

Do you need a quick sale?

 

Are you willing to handle all the paperwork yourself?

 

Are you willing to negotiate face to face with a buyer?

 

Are you a very patient person?

 

Are you willing to reduce the price of your home if it does not sell within 15-30 days in today's market?

 

Are you willing to spend money on the signs, and advertising involved in selling your home?

 

Are you willing to hold open houses on your own home to bring in buyers?

 

Remember that all these are great question to ask, when you are contemplating whether not to sell your home on your own.  You'll need to be ready to show your home when the buyers want to see it.  Remember if you're not using a real estate agent, there's no agent to show it for you so you'll have to be available at all times when the buyers want to look the home.  Failing to be available could cost you a sale on your home.  A potential buyer who calls you, will want to see your home now and many of these buyers need to be qualified with various questions.  You will spend a lot of wasted time just qualifying buyers.  Since real estate agents have more than one home to sell, they are at the advantage because they have a bigger pool of buyers.  According to the National Association of REALTORS ® 87% of for sale by owners  end up listing their home with a real estate agent.  Consider the questions above that I gave you, and decided if you're willing to go through everything that is asked of the above.

Tom, as a sales professional, I assumed I knew enough to try to sell my home on my own a number of years ago before I entered Real Estate.  I was wrong.  Few showings, no offers, crazy questions and lost time.  The home we wanted to buy got sold out from under us just after we finally listed with an agent and got an offer.

Hi Dan,

It is easy to see why so many make that mistake... but their is more to real estate than what meets the eye!  The warning signs in you case are clear.... this is where money is lost when the home sits.... and even more pinching was the fact of the house you wanted to buy got SOLD... Yikes!  Certainly a lesson that sellers should look closely at.  Thanks for sharing that with us!
