Great Advice.  DISCLOSE DISCLOSE DISCLOSE.  Much easier than contacting a lawyer later.  Find out what the problems are upfront, because you know the buyer's agent is going to advise their client to have a home inspection.

When you meet with your real estate agent at the time you list your home for sale, it is extremely important to be very truthful and honest with your agent.  The home inspection that will be done on your home is an important step of the home buying process.  I always recommend to Sellers to get a home inspection done before listing their home for sale, this way, you may discover everything that is wrong with your home in advance, so you may fix it before the buyer makes you spend more money than what it normally would cost.  Home inspections are usually what make or break a real estate deal and for this reason, it is wise to get a home inspection before listing your home to sell.  Knowing everything that is wrong with your home can be a great tool for you especially when you fix everything.  Home inspections are just one part of the real estate transaction by a very big part!  You do not want the sale of your home to pass you by just because of some defects that could have been prevented.  It is a proactive decision you can make as a seller to get your home inspected well in advance.  Another great benefit of getting your home inspected in advance is that there will be no surprises!  A real estate transaction can become very emotional and so by doing the home inspection early, you will help eliminate some of those emotions, and like I said earlier it's much better than being surprised!
