Well we closed on our stand alone town/patio home today yea!!

We had both sides (which is not dual agency which has been an interesting topic in the past). We are transaction brokers and are neutral. We have had several of these types of transactions and both buyer and seller leave the closing very happy and satisfied. I know the question in the past or comment has been you can't represent both without bias but I say not true, not true.

Great people on both sides of the deal, happy, and moving on.

Will have future friendships and business.

Indeed it is a great one. I just completed one which took about one week from start to close. Gotta love it, but I am working with an investor. I agree that one does not need to even represent both. Sometimes I have had folks come with the offer and just want me to write it. I serve solely as the sellers agent. This is often true of Amish persons. It has worked well. Have a great day, since you are probably out spending that commission check which you do not deserve. :)

Nick...Congratulations!  I was a real estate broker in Colorado for many years and found it very challenging to function as a transaction broker.  I guess I like representing either the buyer of the seller - fits my business style better.

Cal, Thanks for stopping by. Those fast closings really help pay the bills, which is what i am doing with my check, did think about taking a day off but naw, I wouldn't be at workmaking the killing we all make.

Carra, we have done several deals with both sides and never have had a problem staying neutral.

You gotta do what your comfortable with.

Nick-Georgia also allows transation brokerage (but of course if we have a listing we represent the seller as per our listing agreement states), but I also do dual and designated agency and feel I can fairly represent both buyer and seller in a single transaction.  It's easier when they are savy repeat buyers, sort of hard to do with a first time buyer, but that's why we have "designated" agency where two different agents under the same broker can represent the two different parties in a transaction.  And lastly, congratulations on the closings.  They are always good.

Tammy we have a box we can check on the listing contract that allows for us to become Transaction Brokers if we have the buyer as well.

Maybe I should post a blog with the paperwork so it is understandable.

Hey Nick ~ Sorry I missed your call as I have been out of town :)  Sounds like your state allows you to "process the paperwork" for both sides w/o dual agency.  Oregon is a dual-agency state, but I can count on two hands the number of times I have represented both sides in my tenure.  Thanks for the call.
