However, the supply of homes for sale is also falling as the "shadow inventory" of homes not listed on the MLS continues to climb.

"Shadow inventory" refers to homes that are for sale or will be for sale soon, but are not listed on the MLS.  Many of these homes will be sold without EVER being put on the MLS.  So many of the very best deals are gone before the general public even knows about them!
