We have seen the bottom of the Real Estate Market in Jonathan's Landing

My thoughts:

As I review the sales statistics of the first two and a half months of 2010, I can make the claim that we have hit the bottom of the real estate market in JL and we are ahead of most of the other club communities as far as sales and market recovery are concerned.  If you take a look at the sold and under contract figures for the first quarter of this year, I notice that there is a higher dollar amount under contract or sold this year then for all of 2009.  This is not exact, as the list price and the sold price are almost never the same, and we don't have access to sold numbers until they close, but you can see that we will blow past last years sales statistics in the first three months of this year. 

Another area that has started to pick up is the high end market.  There are three homes over $2,000,000 that are under contract or sold already.  There are three other homes on the water between $690,000 and $1,100,000 that have sold already.  The slowest market the last few years in JL have been single family homes not on navicable water.  These are the two and three bedroom single family villages. This year, there are already six of these homes under contract, compared with two from all of last year. 

The condo market has been hot the last eight months, with Trader's Crossing leading the way this year with seven sold or under contract.  Last year it was Waterbend that had a flurry of sales, so it looks like West Bay will be the next condo village to start moving.

William, you've put this together in an easily understood manner.  JL has always been one of my favorites since moving to Florida in the late '80's.  It was my first golf course to break a 100 on while living there.  Those totals are a little scary but unit wise you might be right.  Good luck and thanks!
