Greater Greenville SC Real Estate Residential (includes Condos/Townhouses) Market Conditions, Homes Sold, Average Days on Market, Listings, and Homes for Sale - February 2010

In February 2010, there were 372 residential single family homes, including Condos and Townhouses, that closed escrow in the Greater Greenville real estate market. This is -5.8% percent lower than the 395 units that were sold in February 2008.

Average sales price in Greater Greenville for Febraury 2010 was $167,683, Median sales price was $141,700, and total sales volume was $62,378,201. The average Days on Market(DOM) in Greater Greenville for the month of December was 119 days.

Year to date(YTD), from January 1st to Febraury 28th 2010, there were 752 units sold. Average YTD sales price was $169,675, Median sales price was $140,000, total volume was $127,595,293, and the average DOM was 113 days.

As of March 10th 2010, there were 7,033 residential single family, condo/townhouses available for sale in the Greater Greenville real estate market. This is 806 units more inventory than the 6,227 available units as of March 10th 2009. Average list price for these available residential homes was $251,925, Median list price was $177,500, total volume was $1,771,789,066, and average DOM for the active listings was 149 days.

Greater Greenville SC Real Estate is still highly desirable, as we continue to see people relocating from different parts of the country. Greenville County has a lot to offer, and was recently ranked #5 of top 10 affordable places to weather the economic downturn by Forbes.com based on Affordability, Property taxes, and Job growth. Greenville, the economic center of the Upstate, has a cost of living consistently below the national average, which means that one can live comfortably and enjoy big-city amenities at a reasonable cost. Also, Greenville's Downtown Main Street was among the top ten Main streets in America according to American Planning Association.

Remember: The $8,000 first-time Home Buyer Tax Credit ends on April 30th, and has also been expanded to include a $6,500 tax credit for repeat buyers who have occupied their home for at least five years.
