Fife, WA January 2010 monthly home sales stats
The new year brings new hope to Fife home sales. There were 14 homes sold in January. Here are the averages- The average square footage was 1728. The average $ per square foot was $129.68.
The average days on market was 57. The shortest sale was 14 days; the longest was 163 days.
The average original list price was $224,259.
The average list price at contract was $218,901.
The average sold price was $219,454.
The average sale price to list price percentage was 100.25%. Four of the 14 home sales recieved more than asking price; Eight homes received 100% of asking price. Only two homes recieved less than list price. The lowest sales price was $119,950 and the highest sales price was $289,000.
In Fife there are, on average, 41 homes for sale on the MLS. That means based on the numbersold, there was an absorption rate of 34%. Not too shabby! Still a buyer's market but nearly a balanced market. If no other homes are offered for sale, it would take amost three months for all the homes to be sold. Fife is still dominated by short sales and foreclosure sales; it represents nearly 60% of the market.
