This winter I made cleaning up and building my database a priority. Additionally I wanted to assemble over 200-300 FaceBook friends. To complete this taskI had to travel to my basement to view as many of my old closed transaction files as I could find. In digging through the records I also came across numerous agent phone lists from previous years from real estate offices I had been affiliated with. As I looked at those it just reinforced the reality that real estate is an occupation in which 4 out of every 5 who enter it FAIL ! Many of these agents were long gone. Some had only sold a couple of homes. Then it hit me, their clients had lost their agent(out of the business) and were now ORPHANS ! They had no representation in the world of real estate . Sad, but a great opportunity .
Now what was needed was a campaign to reconnect with all of these orphanedformer clients . I saw at least two possible ways, snail mail or FB . I would need to write something acknowledging their former agent was no longer practicing real estate. And that they had fallen through the cracks. But not to worry, I was being(self)appointed as their new real estate friend ! Many of these former clients are stilling living at the same addresses that their former agent sold them. Others had moved, but were glad to hear from us cause their last agent hasn't called them since closing !
So the take home point is that located in your office's dusty closed transaction archives are literally hundreds of former clients who have been orphaned. No one from the office has made any proactive effort to reconnect with them. A win-win opportunity is awaiting both of you !
