Continental View Estates subdivision in Louisville, CO:  the name says it all.  This subdivision of beautiful homes is perched on the edge of Davidson Mesa, overlooking Boulder, the Flatirons, with breathtaking views of the Indian Peaks. Likely because of its prime location just 5-10 minutes from Boulder, there is little turnover in this highly-desirable Louisville neighborhood.  Only two homes in this subdivision were sold in 2009, and as of the writing of this blog post, there are only two properties on the market:  937 W. Plum St., a 3838 sq. ft., 5 bedroom home listed at $614,900, and 1888 W. Plum St., a 3900 sq. ft., 4 bedroom home listed at $669,000.

Any home in Continental View Estates is close to bike and walking paths which connect all over Louisville, as well as open space paths on City of Boulder land.  They are also neighbors to Annette Brand Park, a large greenbelt park with play equipment, sand volleyball court, and BBQ areas.

Interesting to note about this subdivision is that on the east side of Continental View Drive, homes have Louisville addresses, while those on the west side have Boulder addresses (and are not officially part of Continental View Estates).  Also nestled in what appears to be Continental View Estates is the Paragon Heights subdivision, which consists of the homes along Azure Way on the north side of the subdivision.  HOA fees for the Continental View subdivision are approximately $335/year (according to 2009 homeowners ass'n documents).  Residents have access to tennis courts on the south side of the subdivision.  It's a great place to live - contact me if you'd like to learn more about this neighborhood!
