You guys that don't give feedback are tired of defending that position because it can't really be defended. As a listing agent I'm trying to see what your buyer liked or didn't like, irregardless of whether it is on their list of properties to possibly buy. If the buyer is willing to tell me what they like or don't like it gives me the information I need to get changes made to the listing, whether that be price, condition or terms.

If you really think you're giving away negotiating position then I'd say you either don't have a negotiating position are you have a habit of giving more than what's being asked anyway. It's not the least bit difficult for me to be honest about a showing that I've done with a buyer without giving away anything in terms of negotiating position.

Unfortunately though, no matter how many times we look for feedback the sad fact is that I have to tell my seller up front to only expect feedback about 40% of the time.

#1)  I DO NOT work for the listing company

#2)  The SELLERS are not my clients

#3)  What my clients tell me, during my contractual representation of them, is NONE OF ANYONE'S BUSINESS

#4)  If a listing agent used MY clients' comments on what they DID NOT LIKE on a property they toured, then IMHO I doubt that listing agent knows much.  Why would they need to obtain information about THEIR listing through anyone OUTSIDE of their brokerage?  Or for that matter, their own knowledge, experience as a lisitng agent, and the agent of the sellers.

#5)  If a listing agent used MY comments about the house . . . Hmmmm . . . again, I don't work for them, their brokerage or their agency.  I do not represent the sellers.  The sellers DID NOT come to me for representation; to market their house or provide them with HOW TO get the home sold. -- That's the JOB of their agent.

#6) If I were a seller and I realized that my agent who was representing me -- and supposedly my best interests -- went to the buyer and/or their agent to get me to "make changes to my listing" I'd be pissed.  Why?  Because that's a conflict.  The BUYER has their own motivations. 

#7)  How do I know that the listing agent didn't OVER PRICE the place to begin with, and then uses "feedback" to strong arm their SELLER into reducing the price because of what the BUYER/BUYERS' AGENT is telling them?  Again, a big conflict of interest. 

#8)  Feedback, IMHO, is negotiation.  Call it what you want, spin it all  you want.  Feedback is two agents, representing SEPARATE parties. 

If you want feedback, put a microphone next to a stereo spearker.  VIOLA . . . feedback. 

We are not a Cabal.  I have no responsibility to the sellers and/or listing agents to 'cooperate' or otherwise work with them for the best interest of the seller -- to get their place sold.

We have a similar service associated with our MLS in the DFW area.... FEEDBACK is great if you get it, but I see it as an added benefit only, and not so much as a service. If I've done my due-diligence, I'll have the property priced correctly, and staged presentably (inside & out). The number of showings the property receives, and whether I get offers on it will speak volumes to me. By those actions and a couple of others factored in, I'll be the one interpreting the FEEDBACK to my client. Just my 2-cents...

Good Grief! I can't believe that a request for feedback has turned into such a melee. I have no problem asking for feedback. I don't think buyers agents should have an issue saying whether or not the home worked for their clients or is being considered.

I would recommend that agents - regardless of what side of the fence you are on - working together is important. If a home doesn't work because of the way the house is situated on the land, or there's a funny smell your clients noticed, or yes, they're considering it, but they have some additional questions, is not a loss of negotiating position. It's common courtesy. Sellers want to know what prospective buyers think of the home, and if buyers choose another home over theirs, they usually would like to know why. Price is not the only consideration. if you are always a buyer's agent, then never providing feedback works for you. If you represent buyers and sellers, you may want a little feedback in the future. Just some food for thought.

I was thinking about writing a blog on feedback.  I have been hounded by sellers agents for feedback on their listings.  I generally provide feedback but when I do they question my feedback or ask for more.  Is there a guideline that you have to provide instant feedback?   Or are you allowed to wait a day or two and then talk with your buyers to give the feedback?

I use this Feedback service and I love it.  I have no problem getting feedback and usually have about a 85% feedback rate.  I don't understand why showing agents feel threatened by giving feedback and I am happy to share my and my client's thoughts with listing agents.  The statistics provided really help my sellers see how the market is viewing their home and are more realistic about their home in terms of price and condition.

I also have no problem giving feedback and a pretty good success rate in getting it. My gosh, we are not AT WAR with each other; agents in my market who take such an overwhelming stance against this are often the most difficult to deal with in negotiations.

I've had several transactions fall apart over the years with the agent takes such an adversarial position that it becomes an "I must win" attitude, often answering for their clients even without even asking for their position. I really don't think most buyers have a problem with an agent passing along their comments if they aren't going to purchase the house anyway. And if they don't like the color of the master bedroom, or the price, or WHATEVER, it actually enhances their negotiating position, in my opinion.

These buyers whom are looking at the listing often have a house listed as well. If you as an agent are stingy with feedback, how could you then ask for it as well? How do you justify the lack of feedback to your sellers?"Mr Seller, agents won't give me feedback because I never give any".

If my buyer isn't going to buy your listing, is it really that hard for me to spend 30 seconds jotting down a few thoughts about the house? I'm all for working together. We've got enough factors working against us. just my two cents...
