The other day I received a call from an out of state homeowner. She was selling a home in Nashville. It had been on the market for 6 months and she decided it needed to be staged. The property was getting a lot of showings, but lacked the "wow factor" to bring an acceptable offer to the table. Her daughter was living in the property and I was to call her to set up a time to view the unit.
When I arrived I quickly assessed what the challenge was and why they were not getting a decent offer. The problem was clutter. Stuff was coming out from behind every door, peeking out from under beds, growing across counter tops, and falling out of every closet. The place was gorgeous, but the buyers couldn't see past all that clutter. It made the space seem so much smaller then it really was and less than desirable.
Along with a few other suggestions to highlight the unit I recommended the tenant get a storage unit to store all the extra stuff that was keeping the unit from selling. With every comment I made I got resistance. There was every excuse as to why she couldn't do what I was suggesting.
As we were standing in her closet she finally disclosed that she did not want to move! Really? No kidding! I had that figured out by the second room we were in. The suggestions I made were very reasonable but obviously nothing interested her.
I have left a message for the homeowner to have a true heart to heart with her. There is a bigger issue here that has to be addressed before I can do anything for her. She can spend money to add that "wow factor", but when you have a tenant who doesn't want to move it will not do any good to spend the money.
