Listing your home for sale as an Exclusive Listing in the Pleasanton and San Francisco Bay Area

When listing your home for sale, you might encounter the following: Should you list your home on an exclusive listing agreement or not? is it good or bad?, Well, let's put it bluntly, is good for the Agent bad for the Seller! Remember an Exclusive listing is a listing that is going to be offered only to that particular Brokerage company, meaning only those agents in that company will be able to know that is for sale!

For all the people that ask us if they should list their home for sale as an exclusive listing, the answer is No, you should not. Unfortunately We see this too often in San Francisco Bay area market. There are many agents out there that would try to hold the listing from being presented to other brokers, why? so they can bring their own buyer to the table, maximizing their commission, but minimizing the opportunities for the Seller to obtain a better offer. I know is awful, but sometimes this is the way it works.

Back in 2005, when the market here in California was extremely hot, it was almost a common practice by certain companies and certain agents. I can begin to tell you how frustrating it was to have a buyer willing and able to purchase a certain property and having the listing agent  preventing the property to hit the open market so he or she can get a better commission.

 

 

Adriana (My wife)and I have made almost a practive not representing Buyer and Seller in the same transaction, it has saved us from many legal problems (and we are proud of that) but above all, we know that when we represent a client selling his or her home we are putting the interest of the client first. We are selling his or her home, it is our job to obtain the best offer available, how in the world can we sell this home if we are not letting other agents and their buyers have access to the property? 

Our Pleasanton and Tri Valley market is a demanding market and competition is fierce, but is because of that reason that Realtors should not even attempt to represent Buyers and Sellers at the same time, it is not in the best interest of the client.

Doing a Short Sale? I can't even begin to tell you how important is for the Listing Agent to have that property out there in the open market, we have done numerous Short Sales (70 + since 2008) and the importance of getting a high offer is crucial. 

 

Remember this is not about our commission, it is about representing properly the people we work for, our clients!

An entire area tried to stay out of the MLS and start their own for a town.  They had different keys and no one could show their listings.  It went on for a long time.  Then one agent got in and listed on the MLS and sold quickly.  The area had been selling way under the other surrounding towns.  Once the residences saw the difference every agent uses the MLS and the areas prices soared.

Hi Cesar!  SO true!  I recently wrote a post about firms who pay a bonus to sell their own listings--to me, that's misrepresentation of their buyer.  They should be working for their buyers, not their own wallets!  Just as exclusivity with sellers--it's sad to see the sellers being duped into doing this--especially in this market!

Exclusive anything is not good for the seller.  It takes away from the free market.
