Are the Realtors Waisting Their Time? They Don't Have To!

Today I had a call from a Realtor.  They sent me a new client.  That was great and I truly appreciate it.  However, the Realtor took the client out looking at houses all day assuming they had good credit.  That is sometimes a mistake.  The realtor became very upset when they learned there are some issues that need to be addressed and this is preventing them from getting a home right now.  Realtors if you have the right kind of Loan Officer, they can help them on this.  Your client does not have to seek Credit Counseling agencies that charge them and then the possibility of them changing to another Realtor and Loan Officer is much higher.  I encourage you to send your client for a pre-approval on the front end.  Some issues can be corrected within a few days if the Loan Officer will address them immediately.  During the credit repair the Loan Officer should have continuous communication with the Realtor.  No, as a Loan Officer I can't discuss the details of their credit with my Realtor but I do keep my Realtor involved in the case so that the deal is not lost. Sometimes my Realtor gets quite busy and I ask her to touch base with the client.  No, thats not my job but I know my Realtor goes above and beyond with me for the client.  I really hate it when a client has been to look at a home and they have their heart set on that home and BAM they don't qualify.  They have just set themselves up for a big fall when a contract comes through on their Dream Home.  Let us help them before they become discouraged.  The discouragement will sometimes make them give up before they even start.  For those clients that need help on their credit there are 3 important things that can make their DREAM come true.  The Client, The Loan Officer and the Realtor.  What a TEAM!

One of the first questions I ask my prospective client is "have you been pre-qualified".  After they say yes I start to probe deeper and find out the name of the bank and the proscessor and so on.  I have learned why someone came up with the saying that "buyers are liars".  People will waste your time and not think twice about it.   Many just need to be educated on the process they need to go thru.  Some may not have gone thru something like this before.   I agree with you about knowing everthing upfront before they get discouraged, it is better to know the battlefield ahead than to be surprised.
